Why the list is short
A high street agency carries two hundred properties and employs people who have never been inside most of them. That is not a criticism of the people — it is arithmetic.
We carry between six and twelve. Everyone here has walked through every one, in daylight and again in the evening, and can tell you what the road sounds like at eight in the morning.
It means we turn down more instructions than we accept. If your house is not right for us we will say so quickly, and point you at someone who will do a better job with it than we would.
What we charge
1.1% plus VAT on a sole agency basis, with no upfront fee and no charge for photography, floorplans or the EPC. If we do not sell it, you do not pay us.
We do not take referral commission from mortgage brokers, solicitors or surveyors. We will happily recommend all three, and we are not paid for it.
